Villas at 45th is a very unique site due to its proximity in the City of Glendale, its distinct configuration, as well its current zoning and underlying district.  The current zoning associated with this site is R1-6, but with the narrow configuration and development standards, it is extremely difficult to make this site work under those constraints.  However, one of the reasons that BFH took an interest in this property is its overlay district which allows for a more relaxed development standard.  In the end, this site is a fully permitted 60 unit townhome development on 3 acres.
